Every guest reservation is both important and special to us. The below information and policies are in place for the safety and welfare of our guests and staff. We want our guests to come to us with any questions about the following policies. In addition, we understand accidents happen. The Featherbed Railroad Bed & Breakfast Staff just ask that our guests communicate with us for anything occurring on site, by accident or on purpose.
Reservation Policy: We accept guests 21 years of age and older to make reservations with the Featherbed Railroad Bed & Breakfast.
Reservations Changes/ Cancellations: If your travel plans change and you must cancel your reservation, please call us or email us at least seven (7) days* prior to your arrival date. In the unlikely event that you must cancel with less than seven (7) days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made. We understand life happens, we are willing to work with our guests that are able to communicate changes or concerns about their reservations with us. *We ask for a 30 day cancellation notice for whole house bookings and for holidays and certain special events.
Payment Timeline: The amount in full payment is required when a reservation is made for one (1) night and for all other reservations more that (1) night, the first nights rate will be made as a deposit to hold/confirm the reservation. This can be paid using debit and or credit cards. Please note your booking has not been made or verified until you receive a confirmation summary from us. Please contact us if you do not receive.
No Cash Policy: The Featherbed Railroad Bed & Breakfast is no longer accepting cash for reservations/ stays. A Credit Card must be used at time of reservation for payment and/or deposit to include reservations completed by staff for guests over the phone.
Rates/policies: At any time, rates & policies are subject to change and may vary during high impact periods and special events.

Times for Check-in & Check-out are stated above, unless there are unforeseeable circumstances. If you need a Late Check-In we ask that you provide our staff notice as soon as possible in order to accommodate your request.
Same Day Reservations: We are happy to take same day reservations by phone based on availability. Same day reservations WILL NOT be taken after 5:00PM
Guest Information/ Registration: A Credit Card will be recorded upon check-in and held open until check-out / room clean for guarantee of payment and as a security deposit for breakage and/or damage to the room or property including recreational items & equipment on property and pool equipment. Some items of charge and or fine are listed below with financial obligation. A Featherbed Railroad Bed & Breakfast staff member will ask that you fill out a Registration Form upon arrival. This will include your credit card information used for booking, all guest names that will be staying on site and physical copies of a Valid ID. If you are checking-in late you MUST send your Pre-Filled Registration Form and a photo of a Valid ID via email prior to your arrival. A person other than the guest may make reservations on their behalf, but there needs to be a reason provided via phone call or email detailing why the reservation name is different from the credit card name on file if the other party will not be present for the reservation. (Example: A supervisor made a reservation on behalf of their staff for a work trip)
Valid ID: All reservations require a valid state or federal issued ID.
Early Check-In: Our earliest Check-In time to be arranged with prior notice is 2:00PM, Please add-on the "Early Check-In Package" to your reservation.. A charge of $40 will be added for an early Check-In with the Package. No earlier Check-In can be arranged. (Based on Availability)
Late Check-Out: Our Latest Check-Out time to be arranged is 1:00PM. Please Add-On the "Late Check-Out Package" to your reservation.. A Charge of $40 will be added for a Late-Check out with the Package. If you have a Late Check-out that is not prearranged, there will be a $50 fee added per hour after 11:00AM the day of check-out.
Parking and Personal Property: There is one complimentary parking spot at each Caboose. Parking spaces are not assigned and are first-come first-served in front of the Train Depot.. By parking a vehicle at our facility, you (and your guests) are doing so on your own accord. The Featherbed Bed Railroad Bed & Breakfast does not take responsibility or accept liability for damage, accident, or loss to your vehicle or personal property. No Parking shall be done in the black top area in the front of the property closes to the lake unless Pre-Arranged.
Caboose Expectations: Our Cabooses are pieces of history, with some 100+ years old. It is expected that guests treat our accommodations with respect and leave them in working order, clean of excessive garbage, lingering odors, broken decor/items, etc. If there is excessive cleaning or repairs needed, as noted by staff, the charge for the item, cleaning or repair will be charged to the card on file as determined by the staff in conference with the owners. The hours for excessive clean / hazmat will be no less than $500 while repairs will be charged for equipment and materials purchased and the hours needed for repair at a rate of $35 per hour.
Caboose Understanding: The Featherbed Railroad Bed & Breakfast are Caboose Accommodations (Train Cars) situated on tracks and sit several feet above the ground. Guests are responsible to assess their own ability to safely enter and exit the caboose. We have one caboose with "Easier Access" to the entry, but none are wheel chair accessible. (Tropical Caboose)
Caboose or Property Repairs: Guests shall not conduct repairs or attempt to troubleshoot electrical, wireless internet, or any issues without permission or instruction from Management. Please Contact: 707-274-8378
Fire Extinguishers: Fire extinguishers are located in all cabooses and in the Train Depot (Main Lodge Home).
Smoke Alarms & Carbon Monoxide Alarms: The Property has smoke alarms installed; Guests shall notify Management immediately if a smoke alarm begins to "chirp." Similarly, there are carbon monoxide alarms installed on the Property; Occupants shall notify Management immediately if a carbon monoxide alarm begins to alert in any fashion.
Smoking Policy: No Smoking or vaping or e- cigarette use is allowed inside or adjacent to any Caboose or Facilities on the property of the Featherbed Railroad Bed & Breakfast. Outdoor smoking or vaping or e-cigarette is permitted but guests must maintain a minimum 20ft between any other guests and any Caboose or facility while partaking in smoking and 50ft from any propane or fuel tank. A violation of the rule within the Cabooses or Facilities on property and / or is observed by Bed & Breakfast Management, a $300 charge will be assessed to the card on file. Please do not throw cigarette butts into room trash receptacles as this constitutes evidence of smoking in the rooms and will constitute a violation.
Key Loss: Key Loss or Non Return: If a key is lost or not returned upon check-out there will be a $25 charge for key replacement to the credit card on file
Use of Oils: Absolutely no massage or bath oils is allowed. This is due to sensitive piping as well as the safety of guests and staff entering in and out of tubs/showers for use or cleaning.
Dog Policy: We're happy to accommodate dogs 35 pounds and under. (If you have a dog larger than 35lbs, please email us or call to discuss on a case by case basis) For the health of your furry family member, they may not be left unattended in rooms. There is a $30.00 pet cleaning fee that will be added PER pet for your stay. This policy is due to the extensive cleaning necessary to keep our accommodations in order. Please Add-on this option during booking or contact us to assist you. If there is evidence of a dog or a non-approved pet in the caboose without arrangement there will be a $300 charge to the guest card on file.
Proper Attire on Property: Proper attire is required while in common areas of the Featherbed Railroad Property. This includes, but is not limited to footwear (inside train depot), proper coverage (no topless) bathing suits at the pool, and no clothing with profanity displayed. We are a family friendly resort and want to make it as inviting as possible for all of our guests and staff!
Requested Additional Room Services/ Room Entry: We will not enter your room unless requested during your stay. In the event of an emergency, staff may require access to your Caboose. Featherbed Railroad Bed & Breakfast Staff shall give Guest at least thirty (30) minutes' advance notice prior to entry into Guest's caboose. If you would like a touch-up or any extra coffee, linens, towels etc, please let us know at breakfast - it's our pleasure to be of service. If you are staying more than (4) days with us, we will provide a room clean/ linen exchange. (Please arrange a good time with our staff)
Maximum Guests Per Caboose: Cabooses can accommodate a maximum of 4 people: there is one Queen Bed with some cabooses having additional sleeping arrangements upon request. If evidence is found there were more than 4 persons,, there will be a $100 charge per person.
Indoor Open Flame Policy: Candles, incense and other open flames are strictly prohibited by both local ordinance and our insurance company. You are welcome to have flameless/ battery operated candles within the room.
Outdoor Fire Pits and Open Flames: Due to the high fire danger in the area, guests are prohibited from using fire pits or any open flame that is not provided by the Featherbed Railroad Bed & Breakfast. Seasonally, we have propane fire tables on property for use by guest. Staff can assist with these table and they are to be used at your own risk.
Missing or damaged items: Including but not limited to, sheets, towels, linens, decor items or any items part of or attached to the Caboose, will be the responsibility of the guest and will be charged to the credit card on file. Damage also includes lingering odors or fragrances and wine stains. A charge per damaged item will be charged to the card on file as follows: Indoor Decor items $50 per item, Sheet Set $75, Towel Set $45, Blanket or bed spread) $80 each, train parts/ exterior minimum of $500, Outdoor Furniture minimum of $250, Pool Equipment minimum of $500.
Pool Policy: Guests are welcome to enjoy the pool, at their own risk, when it is seasonally open. All children 16 and under MUST BE accompanied by a parent, guardian or adult 21 years of age or older. This policy is for the safety and respect of all guests. Use of the pool or pool area outside of the posted hours is strictly prohibited and will result in a minimum $200 charge, as well as immediate cancellation of your reservation without a refund. There is no lifeguard on duty; swim at your own risk. No diving.
Accessibility or Special Needs: This property is not ADA-compliant, and no ADA-compliant features are represented. Any alterable Guest(s) who stay at the Property do so at their own risk; Guest(s) shall indemnify Owner and Management from any injury resulting in connection therewith.
Room Payment: Guests understand the summary / receipt which they receive upon booking via email is the amount that will be paid in full at the conclusion of the booking. If there is an issue seen on the reservation / summary, please contact our Staff to discuss and resolve the issue.
Promotions / Discounts: Periodically, the Featherbed Railroad Bed & Breakfast runs promotions and discounts via website, social media, email marketing or text message. The time periods that are defined during these promotions are the set time frame. If there is an issue with making a booking, feel free to call and our staff will help you. There will be promotions/ discounts run throughout the year typically through our email/ text list, please keep an eye out.
Quiet Hours: Guests shall observe quiet hours from 10:00 P.M. to 7:00 A.M and are responsible for ensuring that any of Renter's guests comply with the obligation to maintain quiet hours as provided herein
Illegal Activity | Local Laws: Absolutely no illegal activity shall take place on the Premises during the rental period. This includes drug use and other prohibited substances. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the Guest/renter will not be permitted to check-in and will be banned from future reservations at the property. Guests are required to follow all applicable statutes, ordinances, regulations and other legal authorities where the Rental Property/ Accommodation/ Caboose is situated and shall apply to these terms, and Renters acknowledge that they shall comply with all applicable law of the jurisdiction in which in the Rental Property/ Accommodation is situated. Renters shall refrain from committing any acts which constitute a violation of any applicable criminal statutes, ordinances or regulations
Alcohol Policy: We sell alcohol on the premises. Guests must be 21 years of age or older to consume alcohol. We ask everyone to drink responsibly and be considerate of others around them.
Guest Behavior Policy: As much as we hate to have to instate these policies, all come from a past incident. To that end, Owners will have a ZERO TOLERANCE policy for behavior directed towards staff or other guests that is demeaning or hostile in nature, including, but not limited to, cursing, demands of any kind delivered in a disrespectful manner and confrontation of both verbal or physical nature. Management retains the right to cancel or block any current or future guest reservations. If a Guest has an issue or concern, we ask it be directed to the owners through email at: room@featherbedrailroad.com or by calling the main line & asking to speak with one of the owners.
Staff Behavior: Staff are to be respectful at all times to guests on property. Ownership kindly asks, if there is a concern with a staff member, please reach out directly through email at: room@featherbedrailroad.com or call the main line & ask to speak with the owners with issues or concerns.
Abandoned Property: Should any Guest leave an item of personal property on the Premises following check-out, Management will make every reasonable effort to ensure the return of the item to the Guest. Any costs associated therewith shall be borne by the Guest. Under no circumstances shall Management be held liable for the condition or replacement cost of any personal property belonging to any Guest for any reason.
Property Safety: Security cameras are used throughout the outside premises, of the property and anyone on our property may be recorded.
Responsibility: Guest on behalf of themselves and all members of guest's' party agree to defend, indemnify and harmless RATHER BEE GLAMPING LLC from any and all costs, suits, liabilities and damages, including but not limited to those arising from any kind of injury to or the death of any person or persons or from loss or damage to the Rental Property/ Rental Unit (Caboose) or the personal property, or any other kind of loss (including attorney's fees and costs)
Legal Terms: If RATHER BEE GLAMPING LLC or Renter/Guest shall bring any action for any relief against the other, declaratory, injunctive or otherwise, arising out of this Agreement, including any suit by the Owner for the recovery of rent or possession of the Rental Property, the losing party shall pay the successful party a reasonable sum for attorneys' fees, which shall be deemed to have accrued on the commencement of such action and shall be paid whether or not such action is prosecuted to judgment. These shall be governed by the laws of the State of California. Venue for resolution of any dispute arising under this Agreement shall be exclusively vested in the state and federal courts.
Acknowledgment: By indicating their agreement with the rental conditions contained herein in connection with the booking of their reservation, Renter/ Guest agrees to abide by all terms and conditions of this Agreement. Acknowledgment can be done via in person wet signature form on the "Guest Registration" or emailed "Guest Registration" form.
We reserve the right to refuse service or admittance to anyone.
